New Buyer Forms

  • Consumer Guide to Agency Relationships

    A short Ohio Division of Real Estate informational pamphlet that explains how agency relationships work — who I represent, what fiduciary duties look like, and what happens when an agent is involved in a transaction. It's not a contract; it's a required disclosure I have to provide before we discuss your specific home search.

  • Single Property Buyer Representation Agreement (BBA)

    Often called a Buyer / Broker Agreement (BBA), this is a narrower alternative to the Exclusive Buyer Representation Agreement — it represents you for just one specific property rather than your whole search. Useful when you want to tour a single listing without committing to an ongoing exclusive relationship. Required by NAR rules before showing — you'll sign either this OR the Exclusive Buyer Representation Agreement, not both.

  • Exclusive Buyer Representation Agreement (BBA)

    Often called a Buyer / Broker Agreement (BBA), this is the contract that formally hires me as your buyer's agent on an exclusive basis for a specified term and geographic area. It defines what I'll do for you, what my compensation is and how it's paid, and what happens if we part ways early. Required by NAR rules before showing — you'll sign either this OR the Single Property Buyer Representation Agreement, not both.

  • Agency Disclosure Statement

    The form acknowledging which side of the transaction I represent on a specific property — buyer, seller, or both (dual agency). Required by Ohio law to be signed at the moment our agency role is established, typically right before an offer is written.

  • Consumer Guide to Agency Relationships

    Same Ohio Division of Real Estate pamphlet as the buyer version, but framed from the seller's side — explains who I represent in a listing relationship, what dual agency means if a buyer's offer is mine too, and what your rights are. Required disclosure before we sign anything else.

  • Exclusive Right to Sell Agreement

    The listing contract — it hires me as your listing agent on an exclusive basis, defines the term, the price strategy, the commission, and what's included with the property. It's what makes me legally able to market and sell your home.

  • Affiliated Business Disclosure

    Discloses any service providers I'm affiliated with (title, mortgage, insurance) and whether I have a financial interest in referring you to them. Lets you make an informed decision about whether to use those providers or pick your own. Required by RESPA federal law.

  • Anti-Discrimination Disclosure (Fair Housing)

    A required notice under federal and Ohio fair housing law confirming that we cannot accept or act on instructions to discriminate on the basis of race, color, religion, sex, disability, familial status, national origin, ancestry, or military status. I have to sign and provide this before listing your home.
