/ BUYER-READY

Built so we can move fast when you're ready.

Your home search starts here.

Everything needed to find homes that fit and act fast on making an offer.

01/About you

The basics for the contract.

Names need to be exactly as they'd appear on the deed. If something looks fussy, it's because the title company will hold us to it later.

Required for offer

Add the legal name as it would appear on the deed.

Required for offer

A valid email helps me send the offer to sign.

Required for offer

A reachable number for the co-buyer.

For LLCs, trusts, and other legal entities buying the property. Buyer 1 above is still you (the person I'll communicate with) — this is for the legal entity that goes on the deed.

Entity's full legal name as it'll appear on the deed.

02/Current housing

Where are you living now?

Your current situation affects whether we'll need a sale-of-home contingency, and how much room we have on timing.

Required for offer

Pick the closest match — it changes the contract.

Required for offer

This drives the contingency we'll need.

03/Title & citizenship

Who's on the contract.

Ohio has dower rights — your marital status affects who has to sign at closing. We don't ask about title vesting (joint tenants, tenants in common, etc.); your title company will walk you through that after we have an accepted offer.

Required for offer

Required so we know who needs to sign.

Ohio dower note — even if your spouse isn't on title, Ohio dower rights mean they typically have to sign the deed at closing to release that interest. Worth flagging up front.
Required for offer

Affects FIRPTA reporting at closing — nothing more.

Required for closing paperwork.

04/Financing

How you're paying for the house.

If you have a pre-approval letter, even better — we'll use it. Anything financial you mark optional stays confidential and never leaves my notes.

Required for offer

Required — we have to put something on the contract.

Pre-approval letter Required for offer

When you have your pre-approval letter from your lender, please email it as an attachment to [email protected]. I need it on file before any offer can be submitted.

05/Cash & contingency posture

How aggressive can the offer be?

These answers directly drive the offer terms when we write — earnest money, inspection, appraisal, financing. There are no wrong answers; I'm calibrating, not judging.

"Informational" means we still inspect, but we don't use it as a renegotiation lever. Waiving is competitive but real risk.

"Aggressive" means lean into escalation, waive what you're comfortable waiving, and move fast. "Passive" means I'll only write on properties that have sat.

06/Timeline

When you want to move.

If there's a hard deadline — lease end, school start, baby — say so. I'd rather know now than scramble later.

Sometimes sellers ask for a few extra days after closing. Saying yes here is a real lever in a competitive offer.

07/Geography

Where you want to live.

I work the entire Cincinnati area. Be specific or flexible — whatever fits you. Northern Kentucky referrals go to a partner team I trust.

08/Property

What kind of house.

Be specific on must-haves. "Big yard" is fine — "flat fenced backyard, at least a quarter acre" is better. Forces me to filter the right way.

09/Multi-family

For house-hackers.

If you're buying a 2–4 unit, we'll need to handle inherited tenants and Ohio landlord-tenant rules cleanly.

Owner-occupied 2–4 units unlock better financing terms.

10/Title & home warranty

Closing logistics.

The title company handles vesting (joint tenants, etc.) with you directly after we have an accepted offer — we don't write that on the contract.
